Our excellent reputation for HOA work has leaked out to the commercial real estate community. We recently responded to a call from a nation-wide sporting goods retailer to fix  roof leaks that prior contractors were unable to fix. They were so pleased with our work that they have contacted us for additional roof repairs. Southern California Roof Leaks From Storm Update

The pineapple express winter storm is abating. Pictured below is a recent temporary cover built to mitigate damage from a deck leak at an HOA in Marina Del Ray, California due to the record torrential rainfall. OCBS crews worked diligently throughout the weekend to assist our clients. Rainy Days



Although October usually brings wind and fire it seems that the rainy season has come upon us early this year. OCBS is available 24 hours a day 7 days a week at 1-800-834-2323 for emergency service to leaking decks, roofs, windows, doors, and skylights. 



OCBS can install temporary protection stopping the leak until a permanent repair can be performed. Temporary weather protection can reduce the repair costs and damage that water intrusion causes to interior and exterior building components and finishes.

In Memoriam



It is with a heavy heart we inform the passing of two of our employees.



Dennis Wilson (1940-2010) pictured above was initially involved with the setup of our Insurance Restoration Division and the handling of complex hillside slope repairs. Dennis was part of the OCBS estimating team from 1998 to 2010.

Dave Watts (1957-2010) pictured above started as a service technician. As demand for our remediation services increased, Dave utilized his existing certification and took the lead role in heading that division. Dave was instrumental in assisting our staff with respirator usage and overall mold procedures. Dave was a part of our OCBS service team from 2003 to 2010.

Both Dennis and Dave will be truly missed

Mold Testing and Mold Remediation

Drywall and Painting

Over the past three decades, OCBS has performed quality drywall and painting from small patches to complete renovations. Our Service, DT, Restoration and Reconstruction crews have seamlessly repaired and matched all types of textures and colors. Knock down, orange peel, smooth coat and other drywall textures are skillfully applied by our technicians. Cleanliness and precise crisp lines are hallmarks of an OCBS job.
While we have always created paint specifications for our own work, we are now providing detailed specifications tailor fit for our client's projects upon request. These specifications where applicable can include a full manufacturer's warranty. Such a specification can assist owners and managers in obtaining consistent paint proposals. These specifications correlate proper material with each surface (e.g. wood, wrought iron, stucco, etc...) and include any special building conditions that require Waterproofing applications such as elastomeric coatings.

Gaylen Malmberg


Gaylen Malmberg has been with OCBS for 15 years. He is one of our most versatile service technicians. Not only does he excel in finish carpentry, he is also well versed in electrical and lighting troubleshooting maintenance and repairs. Gaylen is a mentor to our less senior team members. If the Malmberg name sounds familiar, his wife, Dana, works in our Accounting Department and oversees all of our  purchasing.Although Gaylen is being recognized this month, both he and Dana are essential team members at Orange Coast Building Services. Gaylen is an avid sports fan and his favorite teams are the Dodgers (although our corporate office is a stolen base away from Angel Stadium) and Cowboys.


Rancho San Joaquin Completion

OCBS is proud to announce completion of its phase of the work. This phase included sloped roof maintenance, wood replacement, deck rebuilds, and deck top coats including Pacific Polymers and Mer Ko systems.We have received numerous compliments from both the homeowners and the City of Irvine regarding quality craftsmanship. Even with the additional work requested by the Association, Orange Coast Building Services was able to meet the scheduled completion date.

Fire Restoration

OCBS is pleased to announce it commenced a complete restoration of two homes in West Covina, California that incurred fire and smoke damage . Using insurance industry approved Xactimate estimating software, our estimator worked closely with association's insurance adjuster. We will provide pictures as our work progresses.

Destructive Testing



Since its inception, Orange Coast Building Services has performed Destructive Testing for hundreds of clients throughout California and Oregon. Continuing this tradition Orange Coast Building Services is pleased to announce two Destructive Testing projects in the Los Angeles area. Orange Coast Building Services, Inc. will be performing these tests as an unbiased participant.

Destructive Testing on a 128 unit condominium complex in Playa Vista, California is currently underway. The scope of work has come from various parties such as structural, civil, architectural, mechanical, geotechnical engineers as well as roofing and waterproofing experts.

The other DT in Bel Air, California is scheduled to begin in the next couple of weeks. This will be the largest single family custom home (16,000 sf.) that OCBS has performed invasive tests on.
This DT consists of water testing windows, decks, trellises, and columns. Sections of the roof membrane will be removed, inspected, and patched back. Core samples will be taken at the pool and at a retaining wall to verify the composition of construction.

Orange Coast has dedicated vehicles specifically designed and fully stocked with a wide variety of equipment and supplies for Destructive Testing. These trucks contain everything needed for efficient testing and patch back such as:
  • Spray racks for water testing,
  • visqueen, tarps, and surgical booties to protect interiors of homes
  • stucco, drywall and insulation for same-day patch back

Choosing the Right Contractor With the Right Insurance

Insurance certificates and endorsements can be overwhelming and confusing; which may explain why sometimes insurance is overlooked when choosing a contractor. Maybe it's due to the size of the job or the contractor's insurance seems to be in order. Sometimes the contractor's agent does not fully understand the type of work its insured is doing. Regardless of the reasons, verifying insurance is one of the most important aspects when choosing a contractor. This and future blog postings can be a useful guide to assist you with your selection process along the way.

General Liability - Covers claims against third party bodily injury, property damage, personal injury, and advertising.
  1. Additional Insured Endorsements are also very important; in the event of a claim the contractor must provide you with legal defense if you have the correct Additional Insured Endorsement in place.
  2. Be aware of exclusions such as condominium / townhomes if working in H.O.A.'s, or earth movement exclusions if any ground work such as trenching or subterranean waterproofing is involved. Orang Coast does not have these exclusions. 
  3. Umbrella policies take over where the General Liability and Auto policies coverage ends. Umbrella policies are important where there is a greater chance of a large loss, such as work in high rise buildings. OCBS carries a $3,000,000 umbrella limit which means it has $4,000,000 liability limits of coverage on General Liability, Auto, and Pollution (which includes mold).
Auto Liability
  1. Beware of personal policies with low limits, a $1,000,000 limit is the industry standard on commercial policies.
  2. The certificate preferably should name "any auto" or "owned, hired autos, and non-owned". OCBS has "any auto" as part of its coverage. without "any auto" a contractor's employee using his own vehicle may not have sufficient coverage. 
Workers Comp
  1. $1,000,000 employer's liability limit plus $3,000,000 umbrella coverage.
Other
  1. Pollution coverage that extends to microbial growth ("mold"). This is especially important for environmental / remediation contractors to have.
