OCBS names Jon Wede as Construction Project Manager.




OCBS is pleased to announce the addition of Jon Wede to their team as Construction Project Manager.  Jon brings with him 30 years of construction experience, the majority of which was spent successfully working with Homeowners Associations.  In this role Jon will be responsible for all aspects of key projects for OCBS.     According to Kevin Franklin, Owner and President of OCBS, “Jon’s experience makes him a great asset to OCBS.  I am excited to see how he uses his experience to build on our successes and help take our business to the next level.”.

Most recently, Jon was the owner of Jon Wede Construction, which had been in been in operation since 1984 and was rated in the top 30% of all contractors in Orange County by BuildZoom.

Why You Shouldn't Beat Your CO Detector With A Stick When It Beeps At You


I recently read an article in the OC Register about Carbon Monoxide poisoning in the home. The piece detailed the importance of simple preventative measures every homeowner (or tenant) should take to safeguard their residence against C0 leaks. The article resonated deeply with me as I remembered the close call my brother had with a C0 leak in his home a few years back. 
    
At the time he lived in a bungalow built in the 1920's - a charming place with most of the original features intact; an ironing board that folded out of a cabinet in the kitchen, antique fixtures, and yes - a radiator-style heater that leaked Carbon Monoxide when turned on. The leak was slow and steady, giving no obvious signs of its existence besides a drowsy, lethargic feeling at night as my brother lay counting sheep. A C0 detector had never been installed in the unit, and really, who in their right mind complains about being consistently sleepy at bedtime? This went on unnoticed for months until, one frigid LA winter day (a rarity in itself); he threw frugality to the wind and cranked up the heater mid-day – quickly noticing the drowsy side effects that followed. Needless to say, my brother is lucky to be alive today. Carbon Monoxide poisoning is virtually undetectable by smell or taste. The sad, true truth is that most people who fall asleep with a C0 leak in their home don't ever wake up.

The good news is that C0 poisoning is completely avoidable when proper home maintenance measures are taken! First thing’s first: if you don’t have a Carbon Monoxide detector in your home, get one! As of 2012, C0 detectors are legally required in all single-family, multi-family, attached homes and apartments. Detectors should be checked annually and replaced every five years, no exceptions. If your C0 detector goes off, be smart – open windows and doors and let your house breathe. There should be at least one detector per level in the home, preferably on the ceiling or high up on a wall. The reason for this is that most appliances that produce C0 also produce heat, which rises and carries the gas upwards. If possible, install a detector near your furnace or chimney flue as these are common sources of leaks. Speaking of chimney flues, it’s a good idea to have these inspected annually. A blocked chimney flue is a sure way to trap C0 gas inside your home. 

Common household items that cause Carbon Monoxide emissions include fireplaces, ovens, water heaters, stoves, space heaters, cars, power generators, (anything with an engine), propane, kerosene, charcoal, wood, and furnaces. You should have your appliances checked regularly for leaks and proper ventilation. Don’t run power generators in, or near any opening to your home. It should go without saying that you should never run your car engine in a closed garage. 

People who experience CO poisoning commonly report symptoms ranging from headache to dizziness, drowsiness, shortness of breath and/or nausea. If you feel like you might have a leak in your home, don’t take a chance: ventilate your home and get outside!

In The Spirit Of Giving...

(Anaheim, December 2012) In the spirit of giving, OCBS will be hosting a Toys for Tots Drive this Holiday Season, collecting new and unwrapped toys to be donated to the Toys for Tots Foundation. The drive will take place through December 18, 2012. The toys will then be sent to Toys for Tots Foundation and distributed as gifts to children throughout the community.

The goal of this drive is to assist the Foundation in delivering, through a new toy at Christmas, a message of hope to less fortunate youngsters and to help them experience the joy of Christmas. The objectives of Toys for Tots is to play an active role in the development of one of our nation’s most valuable resources – our children; to unite all members of local communities in a common cause each year during the annual toy collection and distribution campaign; and to contribute to better communities in the future.

OCBS, Inc. Hosts Thanksgiving Food Drive




(Anaheim, October 2012) The Holidays are quickly approaching, and in an effort to help put food on the table for families in need this Thanksgiving, Orange Coast Building Services will be hosting a food drive on behalf of Second Harvest Food Bank.

 
The drive will be held for three weeks, beginning Tuesday, October 22nd, and will run through Monday, November 12th. All materials collected during the drive will be donated to Second Harvest Food Bank, which supports non-profit organizations such as shelters, churches, homes for battered and abused women and children and local pantries.

Fall Maintenance: Things You Should Know


September 5, 2012  Properties are exposed to natural elements on a daily basis which makes maintenance a necessity; and now is a better time than any to ensure your property is in good condition for the upcoming fall and winter months. Don’t wait until it’s raining to conduct proper fall maintenance!
The following are preventative property maintenance steps recommended (and services offered) by OCBS:

Inside Fall Maintenance:
Change the air filters in the furnace and check for Carbon Monoxide leakage.
Inspect and clean heating ducts and vents.
Check water heaters to ensure they are operating efficiently.
Fireplace and chimney inspections.
Check windows and doors for any leaks; seal to keep cold air out and warm air in.


Outside Fall Maintenance:
Clean gutters and make sure they are firmly in place so that they don’t get clogged, which could cause damage to the property’s foundation.
Clean and pack up patio and pool area furniture so that it does not deteriorate or rust.
Check for any damage, cracks or holes in the exterior siding.
Yard/landscaping maintenance: clean up any leaves or debris and trim trees. Plant grass seed to strengthen roots over the winter.
Check all windows and doors to make sure they are sealed, and caulk joints if necessary so that cold air does not come through (this saves on energy bills!).
Inspect your walkways for cracks or uneven pavement; better to take care of these problems now before it is raining and slippery outside.
Roof inspections to check for leaks or other trouble spots.
If the outside of your property needs a paint touch up, now is the time to do it.

Preventative Maintenance: Sunscreen For Your Home

Proactive Preventative Maintenance

If you are like most people, you take measures every day to maintain your health and likely your personal appearance as well.  You wake up and brush your teeth.  You eat healthy foods and exercise (ok, well you at least try!).  You wear sunscreen and schedule regular check-ups at your doctor and dentist.  You use moisturizer on your skin and avoid too much sugar in your diet.  Whatever your method(s) of self-perseverance, you make active decisions to implement these practices into your daily schedule because they are important.  

Much like you, your home requires constant maintenance and care to maintain its longevity and appearance - especially the more it ages.  Much like sunscreen can reduce physical damage and outward signs of aging to your skin, preventative maintenance to your home keeps it healthier and younger for longer.  This becomes even more critical as time goes by and regular maintenance and upkeep are necessary to avoid major and costly repairs.  At this point you might be wondering what exactly preventative maintenance entails.  The following are examples of measures you can take now to safeguard your home from future damage:

  • Roofing, Gutter, and Downspout inspections and repairs
    • Inspect roofs for open penetrations and make sure that crickets and waterways are clear of debris
    • Clean gutters and downspouts to prevent build up of leaves and other debris.  Neglected gutters can lead to wood rot problems, pest infestations, and rusting.  
    • Make sure that all support brackets are securely in place.
  • Windows & Doors
    • Inspect and repair any loose or damaged windows, doors, and trims

Water Damage Restoration at OCBS

Unchecked water damage to your unit can lead to exorbitant costs and hazardous conditions down the road.  It is important to take the appropriate steps to prevent future water intrusion, restore the damaged area to its original condition, and remediate any mold growth that may have occurred.  


Here are the steps we recommend that you take to restore your unit:

  • Promptly identify and eliminate the source of the leak. If there is not a single, evident origin of the water intrusion, always consider and inspect multiple possible sources.
  • The next important step is the removal and disposal of all wet materials.
  • Begin thorough drying and dehumidification of all affected areas, including areas behind the walls and ceilings.
  • Employ all appropriate cleaning and repair techniques as outlined in the IICRC Standards For Water S500.

Some common water-loss equipment used to respond to a water loss will include :

  • Moisture Meters
  • Thermohygrometers
  • Extractors
  • Air Movers
  • Thermal-Imaging Cameras 
  • Dehumidifiers 
Keys to minimizing the initial water damage:

Swift recognition, preferably within 24 hours, that a water leak has occurred is key to minimizing the damage to a property. In most cases it will be the tenant or homeowner who notices the leak.


Homeowners and tenants should be educated on the urgency of an immediate notice to the building owner, property manager, or insurance carrier when a leak occurs. As a property manager, consider requiring a detailed incident report for all water losses.

The Corrosion Experts

All wrought iron surfaces require periodic maintenance to extend their useful life. Site specific issues such as irrigation spray from reclaimed water or coastal climate can cause corrosion, thereby shortening the life of wrought iron. Orange Coast Building Services has a wrought iron division dedicated to mitigating the damage caused by such conditions.  Orange Coast can develop and implement specifications for repairing, replacing, and painting  all sizes and types of wrought iron, from entrance gates to site-wide perimeter fencing.

In Hot Water

      We are pleased to announce completion of roof top boiler repairs at a mid-rise community in Playa Vista. Due to substandard workmanship during original construction the boiler pipes began to leak water onto the roof top, throughout the hallways, inside homes, and even into the subterranean parking structure. Our investigation discovered other deficiencies such as incorrect hot water circulating pump that Orange Coast also replaced concurrently with the boiler re-piping. After the roof top re-pipe and related repairs were complete OCBS seamlessly patched back drywall and stucco that was damaged by the leaks. OCBS orchestrated this process that minimized disruptions to the homeowners while allowing attorney and expert access since the property is in litigation. Our findings will aid in the recovery of costs incurred prematurely by this association. The earlier OCBS is involved the greater the opportunity you have to reduce or recover costs.

In Memoriam



It is with a heavy heart we inform the passing of two of our employees.



Dennis Wilson (1940-2010) pictured above was initially involved with the setup of our Insurance Restoration Division and the handling of complex hillside slope repairs. Dennis was part of the OCBS estimating team from 1998 to 2010.

Dave Watts (1957-2010) pictured above started as a service technician. As demand for our remediation services increased, Dave utilized his existing certification and took the lead role in heading that division. Dave was instrumental in assisting our staff with respirator usage and overall mold procedures. Dave was a part of our OCBS service team from 2003 to 2010.

Both Dennis and Dave will be truly missed

Orange Coast can utilize an existing maintenance manual for its inspections or tailor a new one to your property's specific needs. Our current client base ranges from weekly full-time on site technicians to quarterly inspections, recommendations, and repairs. Of course our technicians are always available after hours should a non-scheduled maintenance emergency arise. 
    Our technicians are experienced with all types of buildings including low-rise, mid-rise, high-rise, and also mixed use developments. Orange Coast's technicians are skilled in a wide variety of repairs such as painting, welding, drywall, electrical, lighting, rain gutter repairs and cleaning, BBQ and fireplace repairs.

Here We Grow Again!

We are proud to announce the recent opening of our newest regional office at One Embarcadero Center in downtown San Francisco. While Orange Coast has worked throughout Northern California the past few years, thanks to our loyal clients we have established a strong enough presence to justify a regional office in the bay area. We look forward to serving new and existing clients throughout California with our new location.


Mold Testing and Mold Remediation


The possible presence of mold can be complicated and needs to be attended to in a timely manner. Orange Coast's team of IICRC certified experts are trained in properly identifying, containing, and removing hazardous molds. Orange Coast accurately and timely identifies and remediates microbial growth. After mold has been removed and the area has passed clearance testing our skilled craftsman can seamlessly patch back the areas where mold was remediated.
